Hi Guys,

I just booked the Angklung unit yesterday. The price is rm338,800 and rm5,000 discount is given if i take a loan from either CIMB, Alliance or OCBC Banks. Anyone got a better deal?

The house is great, with a huge build up, it makes u forget that its a 22x70 unit. The contractor did a okay job with the show unit ( which is actually the Phase 1 - Harmonium 22x75 unit ). Very few flaws.

I noticed that the bathroom door in the masterbedroom opens in a way that the door hit the flush toilet . The door is made of plastic, so that means it wont make much damages, but i was wondering if this can be altered by the Developer before the construction begins. I noticed that they have re-constructed the Rubbish Bin area and the Water pipe meter, to make it more slimmer for the Phase I, so that the gate can be widen ( this is what i was told ). It seems that the buyers that bought the phase I highlighted this issue and the developer decided to fix it. I was wondering if the same thing can be done for phase II.

Please share with me any other info that you might have noticed so that we can bring it up to the management.

By the way, i have booked house no 139, so let me know if i have neighbours in this forum.

Guys,

Please advise me if there is any maintenance fee for this project?

I know the security fees are waived for 2 years , but how abt the maintenance fee (rubbish disposal,landscape,cleaning-road,park,lake,drainage)?
Are we accountable for all this ?
Do we need to form a MC for this?
Please advise.

Why you can enjoy the RM5000 discount on RM338800??? The sales person there never told me this when i go there? They just told me that i can make loan from the 4 panel bank and it will be faster.Izzit it no longer valid?

And 1 more issue i would like to ask is, when i go CIMB, they said ph2 is not under their panel project, but only ph 1.

Kavi, may i know which bank loan are you taking?

Hi Naulin,

Welcome to the Forum.

To answer to your question on the discount, i think its no longer valid. FYI i only got 5k discount, but the earlier buyers did receive a 5figure discount.
We are late, so i believe we rugi a bit la.

I took my loan with OCBC. You can try with them. I think their package was one of the best at that time. Not sure how it is now.
You can also contact Alliance. I dont really prefer CIMB, bad service.

I got check Alliance Bank, I found their rate quite attracting, and also there is a new branch near Serdang Perdana.
For OCBC bank, I will check it out soon, but the nearest branch at Puchong!!... Sad Sad
Public Bank, that lady who served us very lansi pig ... while CIMB, that new young guy looks like not much can convince us to take their package...

yeah there is a branch near serdang perdana.
i do think Alliance is ok, but somehow i prefer OCBC due to their overall package and my needs.
at the end of the day it all depends on ur needs. but do make sure to get the same panel of lawyers as the S&P lawyers, i believe it should be Putra Ray. this will speed up the work and the process. and we can always blame one lawyer instead of 2 Wink

just for ur info, the developer has already issued a letter for the next 10% ( not your downpayment but the following 10% ) . the work for the foundation of the building is finished so they want the payment to be released. since i just signed my S&P and bank loans, i am in a hurry to get the payment released by this friday.

So, my advice is take all the necessary actions to make your life easier Smile
